The Toffee Factory

The Ouseburn area of Newcastle upon Tyne is identified within 1NG’s Economic Masterplan as a key opportunity, with potential to form part of a cultural axis, linking it with the creative areas in the universities and colleges of Newcastle and Gateshead.

The former Maynards Toffee Factory is located on the mouth of the Ouseburn opposite the new Ouseburn Barrage and is visible from the regenerated Newcastle Quayside and main adjacent radial road. The Toffee Factory is a Victorian building, damaged by fire in the mid 1980s and was left as a two storey shell with the tallest remaining industrial chimney in the area.

TGP Landscape Architects (North) Ltd were appointed as project landscape architects and have completed two commissions: design work stages to RIBA Stage D, and Stage E. The practice was novated to Brims, the principal contractor and completed full services RIBA Stages F to L.

The challenge for the landscape architect was to provide public realm and private spaces in a very constrained site.

“As the final scheme came to fruition, it exceeded our expectations in all respects and across all of the elements of finishes and the various approaches to lighting solutions that were taken. We quickly found ourselves the subject of many amateur and professional photographers' work and were glad of the free publicity across a range of social media as these images were circulated across networks of people.

Whilst we were not involved during the detailed design process itself, we received nothing but good reports of TGP Landscape Architects approach to working up the scheme with other professionals as well as local agencies and neighbours.

The building went on to win numerous awards from industry leading bodies including Project of the Year NE 2012 for both RICS and RIBA amongst others and there is no doubt that TGP Landscape Architects work contributed significantly to this successful start for the building. It continues to be a pleasure to walk around the building for all the businesses based there.”

    The design principles were to: • Provide a robust modern setting for the Toffee Factory that is attractive to the creative industry and will attract inward investment. • Provide a high quality entrance beneath Glasshouse Bridge to both the Toffee Factory and the Lower Ouseburn Valley. • Achieve a ‘Very Good’ BREEAM rating for the development. • Provide shared pedestrian and vehicular access through the arches of Glasshouse Bridge. • Ensure that all parking is off site with the exception of disabled parking and delivery access. • Provide a series of courtyard spaces linking to a public realm frontage adjacent to the Ouseburn. • Provide a turning head and access for any potential new development to the north. • Provide access to the barrage. • Utilise high quality, robust, floorscape materials based on the suite of materials developed for the Ouseburn Corridor. • Development of complementary suite of materials for the Toffee Factory courts. • Retention of industrial materials and scale. • Provision of natural species and spaces as part of the designated wildlife corridor. • Link floorscape and spaces to the east of the Ouseburn (Maling Street) to landscape proposals for the Toffee factory.
